Often times the roof top is the most neglected component when it comes to properly maintaining a building. Since it is literally “out of sight, out of mind”, it is easy to overlook until a leak occurs, forcing you to go on the roof top and inspect it. Fortunately, most often it is not too late to restore and fix your existing single-ply roof to new.     Deterioration can include several different issues including: blisters, delamination, holes, mechanical abuse areas, defects of the roof membrane, severe chalking and more.   1. Failing Joints and Seams
    Joints and seams need to be undamaged, watertight and intact. They need to be flexible in order to expand and contract with the roof’s fluctuations. Seam failure can be the number one cause for damage to the roof as water can easily penetrate these areas when they begin aging, chalking and losing their durability and flexibility. It’s important to check all joint locations at walls, equipment base flashings (HVAC equipment, skylights, etc…) and near pipe penetrations. Make sure all seams holding your single-ply roofing together are working effectively.
