A502 also provides an additional layer of waterproofing, superior adhesion, and resistance to ponded water.

It is always best to be proactive in regards to fixing and restoring your commercial roof; however, this does not always happen because the roof is “out of sight, out of mind” making it easily the most skipped over element in properly maintaining a building.  The good news is more than likely it is not too late to restore or maintain your existing single-ply roof to new. Leaks
The most obvious of all - when water penetrates the inside of your building you need to do something quickly. Determining the location of the leak can sometimes be difficult but a professional roof inspector can help.

Deterioration

Failing Joints and SeamsMake sure all the joints and seams are undamaged, watertight and intact. Make sure to double check joint locations at walls, equipment base flashings (HVAC equipment, skylights, etc…) and near pipe penetrations. Make sure all seams holding your single-ply roofing together are working effectively. Seams need to be able to be flexible to expand and contract with the roof’s fluctuations. Seam failure can be the number one cause for damage as water can easily penetrate these areas when they begin aging, chalking and losing their durability and flexibility.
