Case Study on an Aged BUR Roof

Harbor Freight

Size: 266,200 SF
Location: Camarillo, CA
Contractor: Cabral Roofing & Waterproofing
System: National Coatings AcryPly® Acrylic and Emulsion System

Challenge: Aged BUR Roof 20+ Years Old

  • Large roof area with more than 50 documented leaks
  • Occupied building
  • Employees inside could not be disrupted during installation
  • Crowded HVAC units in equipment well
  • Hundreds of existing skylights of different sizes, many of which were the source of leaks

Solution: AcryPly® Acrylic and Emulsion System

  • Fully reinforced system that stopped 100% of the leaks
  • Occupants inside the building were unaffected by the installation
  • AcryPly System does not require a roof tear-off, saving the building owner money
  • Improved energy efficiency and lowered air temperature inside the building
  • The AcryPly System was able to conform to the various size of each skylight to ensure a watertight roof

Asphalt Roof Coatings After numerous man hours spent chasing leaks and thousands of dollars on repairs, National Coatings delivered Harbor Freight with a long-term solution without a costly tear-off. The AcryPly Emulsion Restoration System is a watertight, seamless roof that is easily maintainable with energy savings, lower life-cycle costs, and a cooler work environment inside the building.

"After the National Coatings' Cool Roof was installed we definitely noticed a difference in building temperature. It's not a marginal difference, either. It is between 15-20 degrees cooler inside the warehouse and store." - Jerry Moore, Facilities Director at Harbor Freight Tools

Roof Restoration for Built-Up, Mod Bit and Asphalt Roofs

Posted by Nicole Gale on Tue, Sep 08, 2015 @ 11:00 AM

Our AcryShield® asphalt roof coating systems have been successfully used to protect and prolong Built-Up (BUR), Modified Bitumen or Mod Bit and Asphalt roofs since the early 1980's. The coatings in these systems are specially designed to resist water infiltration, bleed through effects of exposed asphalt, and UV degradation. Our systems specialize in high reflectivity and emissivity allowing them to create a cool roof surface which protects your roof from the rigors of the hot sun. These Cool Roof Systems prolong the lifespan of your roof and provide a cooler environment inside the building with less HVAC usage, ultimately lowering your energy cooling costs.

Applying an AcryShield Roof Management (ARM) System, AcryPly Roof Restoration System, or AcryShield SPF Roofing System to renew or restore your aged BUR, Modified Bitumen or Asphalt roof can be done with little disruption during installation (allowing your business to remain open during application) and with almost no VOC contaminants or fumes during the process. Many of our asphalt roof coating products contain ZERO VOC's or ultra low VOC's. The renewal and restoration process can be done several times without having to tear your roof off, allowing you to eliminate the need for a costly tear off indefinitely. These asphalt roof coating systems create a truly sustainable solution for your failing roof.

Wondering How Asphalt Roofs Wear Out?

Asphalt and modified bitumen deteriorate because of two environmental factors: ultra-violet radiation and heat from the sun. Consider a simple analogy where a piece of thin gauge sheet metal is constantly bent back and forth until it cracks. The same happens on a molecular level by the UV damaging the bonds of the asphalt molecules. The degradation process is accelerated by the heat from the sun, as heat makes chemical reactions happen faster. The heat also causes the "light fractions", liquid asphalt components that act as plasticizers, to leach out making the resulting material more brittle.

You Can Protect Your Asphalt Roof

Protecting your roof against the sun's damaging UV rays and heat can prevent asphalt deterioration. This is why one of the three Cool Roof Coating Systems mentioned above are recommended: AcryShield Roof Management (ARM) SystemAcryPly Roofing System or AcryShield SPF Roofing System over the asphalt based product. Our AcryShield A503 base coat is ideal for asphalt because it is a one component, waterborne coating with unique wet adhesion properties specifically designed to asphalt, allowing for superior protection against ponded water and eliminating the need for a costly roof replacement. National Coatings has several top coats for asphalt roofing that contain unique properties to solve your buildings exact needs. These top coats offer a wide range of benefits including: bleed-blocking capabilities; coatings for areas where extra levels of low temperature flexibility are required (areas that drop below 0˚F); zero VOCs; ultra high reflectivity; excellent tensile strength, elongation and wet adhesion; and products that exceed all ASTM D6083 requirements.

Roof life can be greatly extended by protecting the asphalt, modified bitumen or BUR by using National Coatings' AcryShield products. The earlier the roof is coated in its service life, the longer the roof lifespan and the lower the life cycle costs will be. Temple Emanuel Religious School - A Roof Restoration Case Study

Temple Emanuel Religious School

Size: approximately 23,000 square feet
System: National Coatings AcryPly® Emulsion and Acrylic Roof Restoration System

Download our FREE Roof Coating Systems Benefits BrochureThe building at Temple Emanuel in Beverly Hills, California contained a failing BUR substrate with extensive repair and failures around many of the seals. It was important to the school to restore the existing roof to a maintainable state without any major disruptions to the existing school in session.

National Coatings installed the AcryPly Emulsion and Acrylic Roof Restoration System. This system allowed all existing roof deficiencies to be addressed by installing a layer of emulsion and polyester reinforcing fabric to essentially build a new, fully adhered, monolithic roof system over the top of the existing BUR roof. The AcryPly System provided Temple Emanuel Religious School with a non-disruptive roof containing high performance acrylic base and top coats with increased reflectivity in order to reduce their cooling costs.

The application process was successful, causing no disruption to the students inside the building and the owners were very pleased they could restore their existing roof, avoid a tear-off, save a lot of money, and gain a system that will perform for many years to come.
