Spring is a Great Time to Perform a Roof Inspection

checklistNational Coatings recommends doing a proper roof inspection twice a year – once in Spring, after the rainy season has ended, and again before Winter begins. Springtime is a great time to begin fixing any issues your roof may have been experiencing in order to prolong the roof life of your existing building, allowing you to avoid a costly roof replacement.

It is very important to do a thorough roof inspection in order to properly maintain your roof, keeping it free from any major issues. Although the roof is often unseen and easily forgotten about, it provides the entire building and assets inside with protection from water penetration. During wintertime several issues can occur, causing abuse and problems to your roofing membrane that a roof inspection can catch, allowing you to maintain a properly functioning building.

We recommend completing the list below during your roof inspection to insure a proper and adequate roof assessment. 

1. Remove all debris from the roof. Pipes, skylights, pitch pans, HVAC units and other equipment are perfect gathering locations for debris. It is important to remove all the debris because it traps and holds water, which will promote roof deterioration at a faster rate.
2. Check all your drains. Make sure they are open and functioning properly. Test each drain by pouring water into them, a clogged drain could cause a leak.
3. Clear debris from all gutters.
4. Check your roof for any blistering and delamination. If you see these, we strongly recommend you contact National Coatings immediately for a professional roof inspection 800-423-9557.
5. Check the entire roof membrane for any signs of deterioration such as holes, mechanical abuse areas, defects, and/or separation at any seams and edges. If you see any of these failures, consider an ARM System now, so you don't have to replace and tear-off your roof later - this will save you thousands of dollars.
6. Carefully inspect junctures at wall and equipment base flashings and pipe penetrations.
7. Make sure sealant and caulking are in good tact.
8. Trim back any trees that hang over and are near your roof to avoid future unnecessary debris.

Once this inspection is complete, you will have a good idea of the current state your roof is in.
